Role Overview:. . The . Senior Construction Manager – De Novo . is a highly visible role responsible for bringing new hospitals to life – on time, on budget, and to the standards of our doctor partners.. . You’ll partner closely with veterinarians, architects, and general contractors to transform a vision into an operational veterinary hospital. . . This role is ideal for a builder who combines technical construction expertise with project management skills, financial discipline, and above all a relentless commitment to execution.. .  . . What You’ll Own:. . You’ll lead projects from early design through Certificate of Occupancy and turnover.  You’ll have responsibility for up to ~10+ simultaneous projects at varying stages of development.. .  . . Pre-Construction:. . . Partner with doctor partners and architects to finalize efficient, functional floor plans. . Provide early-stage project cost estimates within ~10% accuracy based on plans, site conditions, and market knowledge. . Guide design decisions including materials, millwork, flooring, and medical build requirements. . Manage architect and engineering partners through construction document creation. . Oversee permitting strategy and execution across multiple jurisdictions. . Shepherd projects through local zoning approval as necessary. . .  . . Procurement:. . . Run a competitive GC bid process. . Evaluate contractor capabilities, pricing, and risk. . Recommend and select the strongest partner for each project. . .  . . Construction Execution:. . . Lead the general contractor to schedule and budget commitments. . Maintain tight control over change orders. . Identify risks early and solve problems decisively. . Serve as the primary escalation point when timelines or budgets are threatened. . .  . . Site Leadership:. . . Be physically present during critical phases of construction, particularly the final weeks leading to Certificate of Occupancy. . Drive project readiness, inspections, punch lists, and turnover. . Ensure the hospital is delivered to the satisfaction of the doctor partner. . .  . . Equipment & Activation:. . . Coordinate installation of digital x-ray, surgical and medical equipment, laundry and breakroom appliances, and specialty veterinary infrastructure. . .  . . Required Experience:. . . 8-12+ years managing commercial construction projects; ground-up and second generation (. healthcare, medical office, or veterinary strongly preferred. ). . Demonstrated ability to deliver projects on-time and on-budget. . Deep knowledge of construction methods, materials, and cost drivers. . Strong experience with permitting, inspections, and Certificate of Occupancy processes. . Proven ability to produce reliable early-stage cost estimates. . Established network of general contractors across multiple markets. . Comfortable operating autonomously with national responsibility. . .  . . Travel:. . .
