Drive trade areas; evaluate visibility, access, co-tenancy; deliver pre/post-tour reports. Analyze zoning, comps, demographics, and tenant fit; support underwriting. Draft and submit offers; track status; prepare memos, updates, and presentations. Represent the brand at industry events; expand relationships that create deal flow. Outcomes & KPIs. Qualified off-market pipeline that converts to actionable deals. High-quality tours that produce offers. Accurate, on-time analysis supporting underwriting. Repeat/Referral relationships from brokers/owners. Weekly/monthly KPIs hit for outreach, tours, lead submissions, and meetings. Midwest or Southeast based, preferred for traveling locations; Extensive travel required, company paid travel.. Bachelor's in real estate, business, finance (or similar). 1-3 years in commercial acquisitions, brokerage, leasing, and commercial real estate (retail preferred). Proven cold-caller and deal hunter; disciplined follow-up. Working knowledge of zoning, site planning, and pro forma mechanics. Crisp communication; concise writing; professional presence. Proficiency in Excel, CRM, and PM tools (Salesforce/HubSpot/Monday.com). Valid driver's license; willing and able to travel extensively.
