The Acquisition Rehab - Owner’s Project Director is responsible for overseeing all acquisition rehab multifamily development projects built by Third Party General Contractors on behalf of KCG and the ownership entity. The Acquisition Rehab Owner’s PD will ensure that each project aligns with our quality, budget, and timeline standards. This role will serve as the primary point of contact between KCG, the owner and project teams, coordinating with contractors, architects, engineers, consultants, and other stakeholders to address challenges and drive project success. The Acquisition Rehab Owner’s Project Director will be the primary liaison between the Development Team, other KCG Departments, the Third Party General Contractor, and consultants leading up to closing and through the construction period, project close out, and approval 8609 process.. Primary Responsibilities: . Pre Construction:. . Draft, lead, and project manage the General Contractor Request for Proposal process. . . Lead, coordinate, and secure all entitlements including but not limited to, site plan approval, Land Development Permits, Vertical Building Permits, etc., required for closing.. . Attend jurisdictional meetings for the purpose of expediting approvals to get to closing and the start of construction.. . Coordinate with Utility Companies, Telecom Providers, Testing & Special Inspections (T&SI) Consultants.. . Coordinate with Property Management and Relocation Consultants to develop and implement tenant relocation plans in compliance with LURA and applicable funding requirements.. . .  . Project Oversight & Quality Control:. . Project manage and lead constructability reviews of all Contract Documents (i.e. plans, specs, scopes of work and contracts, etc.), minimizing conflicts and errors.. . Ensure all Project Commitments (i.e. QAP requirements, Green Building, Amenities, Project Services, etc.) are accurately and wholly reflected in the Contract Documents and are delivered correctly. . . Track and document construction progress, ensuring alignment with schedule and contract documents.. . Perform site walk throughs and monitor quality, alerting ownership if work does not conform to standards.. . Coordinate all formal correspondence related to project direction with the ownership team’s approval.. . Ensure ongoing resident communication and proper documentation of all relocation activities, if applicable.. . .  . Project Meetings:. . Facilitate and participate in weekly OAC and/or Weekly Project Team Meetings, setting agendas, tracking critical path items, and reviewing meeting minutes.. . Attend coordination, pre-installation, and submittals, RFI review meetings with contractors and consultants.. . Coordinate with the KCG Portfolio Management and KCG Residential (Property Management) Team to communicate progress and impacts on residents.. . Construction & Schedule Coordination:. . Manage supplemental information from the Design Team (e.g., bulletins and sketches).. . Ensure timely processing of submittals and RFIs, aligning all stakeholders on the project’s critical information flow.. . Review contractor schedules, provide feedback on timelines, monitor milestone tracking, and propose mitigation plans for delays.. . Financial Management:. . Review and comment on Contractor Applications for Payment (“Pay Apps”), change orders, and job status reports.. . Maintain change order logs, review requests, and ensure project budget alignment, providing recommendations to the Project Team.. . Oversee monthly and weekly reporting of budget status, flagging any exposures or variances.. . Utility & Permit Coordination:. . Collaborate with utility design teams and consultants, attending utility provider meetings to address any conflicts.. . Facilitate the preparation and review of utility documents, ensuring coordination and timely permit approvals.. . Reporting:. . Coordinate all internal and Third Party project reporting to meet KCG process and standards, as directed by Development, Portfolio Management and VP of Process.. . Conduct monthly site walks, provide weekly project summaries to ownership, and prepare monthly electronic reports that include executive summaries, schedule progress, change order logs, and testing results.. . Ensure project documentation is current and accessible, maintaining accurate records for closeout.. . Project Closeout:. . Maintain oversight and awareness of the KCG Project Close Out Tracker.. . Work with the Project Team to finalize punch lists, closeout documentation, and warranty processes.. . Review as-built documents and confirm final completion, coordinating with ownership for project acceptance.. . Coordinate and complete post allocation reports (Carryover, 10% test, Pre-8609 inspections, construction monitoring reports, Form 8609, etc.) to the state housing agencies and other funding sources as required post allocation.. . Coordinate and distribute information to construction, finance, asset management, property management, and accounting when appropriate.. . Other duties as assigned. . Qualifications and Requirements: . . 10 (+) years of Multi-family Development/Project Management / Owner Representative experience. Acquisition Rehab experience is required.   . . Experience in managing single or multiple projects with individual value in excess of $30MM.. . Working knowledge of Microsoft Excel.. . Strong knowledge of project scheduling software programs such as Microsoft Project.. . Experience with project management platforms such as Procore and Bluebeam.. . Abilities:. .
