Commercial Leasing. Review and negotiate complex commercial leases, including retail, medical, office, warehouse, etc. with a focus on health care compliance. Advise on lease amendments, renewals, expansions, terminations, assignments, subleases, and handle landlord‑tenant disputes. Provide strategic guidance on lease risk allocation, operating expenses, CAM, restoration obligations, use provisions, and remedies. Real Estate Matters. Lead legal support for real estate acquisitions, dispositions, and development projects. Conduct and advise on due diligence matters, including title, survey, zoning, land use, and environmental issues for leases and real property acquisition and disposition.. Manage outside counsel, and ensure compliance with applicable laws and regulations. Environmental Health & Safety (EHS). Advise business leaders on compliance with federal, state, and local environmental health and workplace safety laws and regulations. Provide legal guidance on the development, interpretation, and enforcement of environmental health and safety policies, standards, training programs, and incident response protocols. Support investigations, audits, and regulatory inquiries involving workplace safety incidents, environmental exposure, or health-related claims. Advisory & Business Support. Serve as a trusted advisor to business teams on real estate strategy, risk, and deal structuring. Collaborate cross‑functionally with finance, facilities, operations, and executive leadership. Develop and maintain templates, playbooks, and best practices for 3000+ US lease portfolio. Minimum Qualifications. Juris Doctor (J.D.) from an accredited law school. , with . 5+ years of combined experience. in . commercial real estate. and . environmental health & safety (EHS) law, . within healthcare, life sciences, or other regulated industries. Active admission and good standing in at least one U.S. jurisdiction. , with the ability to obtain additional licensure if required. 3+ years of experience. reviewing and negotiating commercial leases (e.g., medical, office, laboratory, or warehouse), including lease amendments, renewals, and related matters. 3+ years of experience. supporting real estate transactions and due diligence activities (e.g., title, zoning, land use, environmental review). 2+ years of experience. advising business partners on compliance with federal, state, and local environmental and workplace safety regulations (e.g., OSHA, EPA). 2+ years of experience. counseling cross-functional stakeholders (e.g., Operations, EHS, HR) on regulatory interpretation, risk mitigation, and business application. Preferred Qualifications. 6+ years of progressive experience. across corporate real estate and EHS legal matters within healthcare, diagnostics, or life sciences environments. Active North Carolina Bar license in good standing. with the ability to obtain additional licensure if required. 2+ years of experience. leading end-to-end real estate transactions, including acquisitions, dispositions, or development projects. 2+ years of experience. advising on laboratory, clinical, or highly regulated facility environments, including associated safety and environmental considerations. 2+ years of experience. supporting EHS programs, incident response, or environmental compliance initiatives within operational settings. Supporting or contributing to environmental due diligence and/or M&A-related transactions. 2+ years of experience. working across multi-site or multi-jurisdictional operations within complex, regulated organizations.
